A demonstration, offered as it is, to be read and not relied on.
These terms are short because the site does very little. It publishes explanations of public mortgage rules and some arithmetic you run yourself. It does not lend, it does not broker, it does not take applications, and it does not receive anything you type into it.

Accepting these terms
By using this website you accept the terms on this page. If you do not accept them, the appropriate response is to close the tab; nothing here requires an account, a signature or a decision, so there is nothing to withdraw from.
No lending relationship is created
Plinth Home Lending is an invented business. It is not a lender, a mortgage broker, a correspondent, a servicer, a bank or a credit union. Using this site, reading it, running a calculator on it, or filling in one of the forms on it creates no relationship of any kind between you and anybody, and in particular creates no lender-borrower, broker-client, agency, fiduciary or advisory relationship.
The forms on this site do not submit. Nothing you type is received, stored or reviewed by anyone, so nothing you type can be an application, an enquiry or an instruction.
Nothing here is an offer
Nothing on this site is an offer of credit, an invitation to apply, a pre-qualification, a pre-approval, a rate lock, a commitment to lend, or a promise about pricing, terms, eligibility or timing. No page here has been underwritten, because there is nothing here to underwrite with.
This site publishes no rates at all. That is a deliberate editorial position, and it means there is no number on any page that could be mistaken for a quote.
Figures are illustrative
Every dollar amount, percentage, payment, total, schedule, break-even month and chart produced by a calculator on this site is illustrative arithmetic performed on assumptions you supplied or on defaults chosen to make a page useful before you have typed anything. Those defaults are not estimates of your situation and are not predictions. Each calculator prints the assumptions it used underneath its own results.
The programme rules described on the site are real published rules. Thedisclosures page itemises every category of figure on the site and says, for each one, whether it is a published rule or an illustrative assumption. That distinction is the one that matters, and it is kept on purpose.
No reliance, and no advice
Nothing here is legal, tax, accounting, financial or real-estate advice, and none of it is directed at your circumstances, because your circumstances are not known to anybody here. Do not make a decision about a mortgage, a property, a refinance or a tax position on the strength of anything on this site.
Take the questions on these pages to a licensed lender, a licensed mortgage loan originator, a housing counsellor approved by the Department of Housing and Urban Development, an attorney, or a tax adviser, in whatever combination your situation calls for. Those people are answerable for their advice. This site is not.
Accuracy and change
The programme rules described here were set out with care and are believed to be accurate as published, but rules change, agencies revise them, and figures that are reset annually go stale. Where a figure is reset each year the site describes the mechanism rather than printing the number, for exactly that reason.
No representation is made that any page is current, complete or applicable to your state, your county or your file. Verify anything that matters against the agency that publishes it.
How you may use the site
- Read it, link to it, quote it with attribution, and share the calculator links, which are designed to carry their own numbers.
- Do not present this site, or anything taken from it, as the work or the offering of a real lender, and do not use the invented brand to imply that a licensed business stands behind it.
- Do not attempt to interfere with the site, its hosting, or anyone else’s use of it.
- Do not use the invented telephone number, address or email domain as though they reached anyone. They do not.
The design, and what is not ours
The design, the layout, the written explanations and the code of this site were made by Quarry for this demonstration. The mortgage programme rules described on it are public facts published by federal agencies and are nobody’s property. The icon set is drawn with the Lucide path vocabulary, which is published under the ISC licence.
Names of federal agencies, programmes and secondary-market entities appear here only to describe their published rules. Nothing on this site is endorsed by, affiliated with or connected to any of them.
Links away from here
Where the site refers you to an agency or a source, that organisation controls its own content and its own terms, and this site is not responsible for either. The share controls on the calculator pages are plain links: they load nothing and run nothing unless you click them, and if you do, you are simply visiting that company’s website.
No warranty
The site is provided as it is and as it happens to be available, without warranty of any kind, express or implied, including any implied warranty of merchantability, fitness for a particular purpose, accuracy or non-infringement. No warranty is given that the site will be available, that it is free of errors, or that any calculation on it is suitable for any decision.
Limitation of liability
To the fullest extent the law allows, neither the studio that built this demonstration nor anybody associated with it is liable for any loss or damage, direct or indirect, arising out of the use of, or the inability to use, this site or anything on it, including any decision taken on the basis of a calculation performed here.
Some jurisdictions do not allow certain limitations, and where that is the case the limitations above apply only as far as that jurisdiction permits.
Governing law and venue
These terms are governed by the laws of the State of Missouri, without regard to its conflict-of-laws rules. That is deliberate rather than boilerplate: the business described on this site is placed at 212 Kiln Row, Suite 400, Kansas City, MO 64106, and a governing-law clause that pointed somewhere else would contradict the rest of the site.
Any dispute arising out of these terms or the use of this site is to be brought in the state or federal courts sitting in Kansas City, Missouri, and by using the site you consent to the jurisdiction of those courts. Nothing in this paragraph limits any right you have under the consumer protection law of your own state.
The address, like the business, is invented. The clause is written the way a real one would be written, and pointed at the place the site says it is, because the point of the exercise is a demonstration that does not contradict itself.

These terms may change if the site changes. The version on this page is the one that applies. Questions can go to hello@plinthlending.example, which is an invented address, or to (816) 555-0147, which is a number inside the block reserved for fiction.
Plinth Home Lending is a design demonstration. The company, the address, the phone number and the email domain are invented. No licence, NMLS identifier, rate, approval or timeline on this site is real, and no form on it transmits or stores anything.
