Eleven calculators, eleven pages
Every one of these is a page, not a widget.
They are the most linkable and most shared things on a lending site, so they get titles, descriptions and a URL that carries every number you typed. Nothing you enter leaves the browser.

Day one
How much do I need, and what am I charged once?
- Monthly paymentWhat is the whole payment, not just the loan part?Principal, interest, property tax, insurance, HOA and mortgage insurance, itemised as five separate layers rather than added into one figure.Open it
- AffordabilityWhat price can I defend, and what stops me?Income, debts and cash against a debt-to-income ceiling — and, unusually, it names which of the two constraints is the one actually binding.Open it
- Points and buy-downDo the points pay back before I leave? What a discount point costs, what it saves each month, and the month the two cross — which is the only thing that decides it.Open it
- VA funding feeWhat is the one-time fee, and is it waived? The published funding fee tiers by down payment and by first or subsequent use, the exemption, and what financing the fee costs over the term.Open it
0–3 yr
What am I paying that will one day stop?
3–7 yr
What if I do not keep this loan for thirty years?
- Refinance break-evenWhich month does a refinance start making money?Costs against the monthly saving, the month it pays back, and the total-interest comparison that a lower payment on a longer schedule usually hides.Open it
- Rent or buyOver the years I will actually be here, which wins? Two net-worth curves from the same starting cash, with every assumption — appreciation, rent growth, maintenance, selling costs, investment return — exposed as an input.Open it
- Cost over the years you stayWhat has this loan cost me by the time I leave? The site’s own question, made arithmetic: everything paid in and everything still owed at the year you actually sell, for two structures side by side.Open it
7–15 yr
What can I do with the equity I have built?
- Extra paymentWhat does an extra hundred a month actually buy?A recurring extra amount, a one-off lump sum, or both, against interest saved and months removed from the schedule.Open it
- HELOC draw and repayWhat happens to the payment when the draw period ends?Interest-only during the draw period and then a fully amortising repayment period — drawn as one line, because the step between them is the whole point.Open it
15–30 yr
What does the far end of this actually look like?
What these will not do
- Give you a rate. You type the rate; it is an assumption you are testing, not one we are offering, and every figure a calculator produces is labelled illustrative where it appears.
- Tell you that you are approved. Nothing here underwrites anything.
- Keep your numbers. They live in the address bar of your own browser and nowhere else.
- Load a charting library. Every graph on this site is drawn by hand in SVG, which is why the pages are as fast as they are.
